The market lacks convenient options.

In the hustle and bustle of city life, peoples often finds themselves in the perpetual cycle of a 9-5 job while also spending hours travelling to-and-from their workplaces. As a result, they often do not have the time prepare and cook a proper meal for themselves. Therefore, after a long and tiring day, they would rather spend the money to purchase meals prepared by F&B eateries, especially if it is convenient and does not entail a long waiting time.

 

While consumers may choose to order food deliveries or dine-in at a restaurant or café, a significant portion of consumers would prefer a quicker process of getting the food and eating it. Drive-thru eateries and fast-food chains are a great solution and this highly potential market actually still has some gaps.

With their high accessibility to high-traffic highways and hotspots. Therefore, Petrol stations are ideal locations for Kejap Food's "daily fast food" collaboration. However, besides convenience stores and some snacks that sat on the display for long times . Fresh hot food is actually scarce in these places. Kejap Food’s services are also kind to the customers' wallets, with its combo meal options ranging between RM8.90 to 19.90. The meals are also served warm and ready for consumption in portable packaging containers, allowing easy consumption anywhere they are. In order to cater to the trend of healthy eating, we are focusing on maximizing the nutritional value of our food. Our products are mostly self-developed with focus on innovative local cuisine. Halal Certified & Compliant with Food Safety Standards and Regulations

The majority of the population in Malaysia is Muslim, and we place great importance on Halal certification, as well as adhering to food safety standards and regulations. We obtained Halal certification for our first outlet on our 2nd year of operation. This is an important milestone for Kejap Food . Currently, our new central kitchen is applying for a Halal status as well. This diligent alignment with Halal-compliance not only allows us to assure our customers regarding the food they consume, but it also ensures that we operate legally and avoid the risk of running afoul of the respective authorities.

When we curated the Kejap Food menu, we decided to focus on local cuisine to cater to the Malaysian tastebud. Most of fast-food businesses available in Malaysia are based on Western cuisine because the brands originate from Western countries. Although these brands try to accommodate the local demand by having some food options borrow from local recipes, their menu options are still mostly western-based meals. Centralised Value Chain Eases Our Performance

We have recently included a central kitchen in our operation which prepares and supplies our food items to each Kejap Food outlet. This allows each outlet to operate with low storage costs. During our research and development efforts, we prioritize reducing the preparation process within the store to improve our speed of service. with this we aim to enhance our customer satisfaction.

 

Saving Up on Manpower

Since the central kitchen does most of the food preparation and cooking, we can have a lean operation model at each outlet with an average of 2-5 staffs covering 2 shifts per day. As a result, this also contributes to reducing the overall operating costs at each outlet.

 

Reaching the Full Potential of Every Stock

The delivery of supplies from the central kitchen to the outlets also reduces the risk of wastage at each outlet since the outlets would only take in sufficient supplies instead of meeting Minimum Order Quantity of suppliers. Additionally, we procure the raw materials based on the requirements of the central kitchen, allowing us to benefit from bulk purchasing. Bulk purchasing enables us to obtain significant cost savings on the ingredients, thereby reducing overall costs.

Direct Sales from Wholly-Owned Outlets

One of Kejap Food’s channels of revenue is our F&B retail model outlets, which consist of 3 types: drive-thrus, delivery and dine-in. Through our outlets, we can satisfy our end-consumers’ hunger whilst addressing the need for affordability, convenience and nutritional value.

 

In addition, with our outlets being located at convenient and high-traffic locations, we can leverage the high-traffic consumer flow at petrol stations along busy highways and high dense residential area.

 

Our business has been focusing on Klang Valley since inception. On year 2023, we are expanding to Northern and soon Southern region.

 

Licensing Fees

As part of Kejap Food’s expansion plan, our future outlets will be opened via our licensing package, which has an estimated initial setup cost of approximately RM506,000 (drive-thru). From there, there is a RM80,000 licensing fee and a royalty and marketing fee in total 5% of Monthly Gross Turnover. This provides a fixed base revenue for the company.

 

In return, we are always ready to render reasonable assistance to the licensee when requested, including identifying potential locations for the licensee outlet.

Ready For Efficient Expansion

Regarding our immediate plans, we look forward to opening at least 11 self-owned outlets and 10 licensee outlets within 18-24 months. Potential locations for these upcoming outlets have already been identified. Further market surveys and observations will be conducted to determine the viability of these potential locations before any major action is executed. Given that our central kitchen currently can supply a maximum of 10 outlets, we would have no problems catering supplies to accommodate our plans.

We are aware of the importance of continuously developing and improving our product-mix to increase revenue and customer base, boost earnings and margins, and cultivate higher customer loyalty. It is part of our R&D efforts to constantly identify and work on improving our product-mix to:

Competition Risks: Existing Drive-Thru Brands

As the Kejap Food brand increases in exposure, it is easy for the existing drive-thru brands in Malaysia, such as McDonald’s and KFC, to increase their market presence by having more promotions to attract sales.

 

Mitigation Strategy:

With Kejap Food's lower CAPEX and flexibility, we can focus and rapidly expand to increase our presence quickly. This is especially so given that we utilize existing car wash structures, shipping containers and also convert existing food kiosks inside petrol station convenient stores, thereby reducing the construction time so it becomes relatively short compared to the other fast-food brands.

 

Operation Risks: Increased Expansion Results in Less Hands-On Management

It is inevitable that when the number of outlets expands, Betty and the top management will find it more challenging to be more hands-on and scrutinise to every grain of detail in the business operations and business development of Kejap Food.

 

Mitigation Strategy:

This can be prevented by training the right individuals and establishing a stable management and operation system before pursuing further outlet expansion. This will then allow for the appropriate systems to be in place and for the business overall performance to be stabilised, thereby allowing the company to operate smoothly at every level without requiring intervention from our top-level management.  At the same time, we have cloud-based reports on store performance to ensure that each store is monitored and supported.

Looking for a Lifestyle Shift and A Dream that Includes Her Family

Having worked in the architecture and construction industry for over 10 years, Betty Ting experienced the '9 to 6' hectic daily routine herself. She would reach her office by 9 am and would only get home later than 8pm. This prevents her from spending time with her family. After being promoted and becoming a mother of two children, she decided to quit her job and switch to freelancing. However, that meant an unstable monthly income, which does not establish a sustainable lifestyle.

 

 

A Strong Beginning Spurred by Ambition and Innovation

Betty, driven by her strong desire to learn, with full of curiosity she decided to participate in the "Dream Factory" entrepreneurship competition organized by Mystartr. 清真认证并符合食品安全标准和法规

马来西亚多数人口为穆斯林,我们非常重视清真认证,并遵守食品安全标准和法规。在第二年运营期间,我们第一家店面已获得了清真认证,这是Kejap Food一个重要的里程碑。目前,我们的中央厨房也正申请清真认证。清真合规不仅为客户提供保证,也确保我们合法运营,减低风险。

我们最近增设了中央厨房,负责为所有Kejap Food分店准备和供应食材。中央厨房的引入降低了每个分店的储存及生产成本。为了提升出餐速度,我们在研发工作中优先考虑缩短店内的准备流程,以提高客户的满意度。

 

节省人力成本

由于中央厨房完成了大部分食品的准备和烹饪工作,我们能够采用精益的营运模式,在每个店铺仅聘用4-6名员工每天进行2个班次的工作。这有效地降低了每间店铺的运营成本。

 

高效存货

中央厨房向分店供应物资降低了每个店铺的食品浪费,因为店铺只需接收足够的物资,而不必去满足供应商的采购量。此外原材料只需满足中央厨房的需求而进行量购。量购可以获得相当优惠的价格,进而节省成本。

 

加强研发工作

中央厨房确保了每个Kejap Food分店食品质量的一致性。同时,厨师在中央厨房可以进行流程化的研发工作。这使得我们在研发工作中具有极高的效率和效果。

 

油站互利共生 - 3种门店类型

 

为了最大程度地提供便利和多样化的用餐体验,我们开始进军三种门店类型:

  • 得来速 (Drive-thru)- 多数位于高车流量的加油站,快速地让顾客购买食物并随时随地的享用。
  • 店中店 - 多数位于加油站的便利店里,低资本设点,让油站顾客有新鲜热食选择,主攻外送。

零售店的直销

我们的餐饮零售店是Kejap Food的收入渠道之一,包括三种销售方式:得来速(Drive-thru)、外送和堂食,可满足消费者的实惠、便利和营养需求。

 

我们的店铺位于便利且高流量位置,充分利用繁忙的高速公路和密集住宅区里加油站的客户流量。

 

自成立以来,我们的业务一直专注于Klang Valley。2023年我们已经开始向外衍生,开始在北部与南部撒种策划。

 

加盟门店

作为Kejap Food扩展计划的一部分,我们将通过我们的加盟计划开设10个未来的门店,预计初始设立成本为RM506,000。从那里,我们可获得RM80,000的加盟收入以及5%的月度佣金及营销费,为公司提供了稳定的基础收入。

 

我们随时候命为加盟者提供协助,包括协助发掘潜在门店位置。

准备积极扩张

我们计划在18-24个月内开设至少11个自营门店和10个特许经营门店。我们已有这些潜在门店位置,如今我们在进行市场调查和观察以确定这些潜在位置的可行性。鉴于我们的中央厨房目前预估能为10个门店提供食品供应,这对于实现我们的计划并没有问题。

随着Kejap Food品牌的曝光度提高,现有的得来速 (Drive-thru)品牌(如麦当劳和肯德基)可能会更积极地进行各种营销,或减价来吸引更多消费者,增加其市场占有率。

 

减缓策略:

由于Kejap Food拥有低成本开支,我们可以集中精力快速扩展,以增加品牌的市场占有率。特别是我们可以利用现有结构和货柜箱,并将加油站便利店内现有的食品部转换为我们的门店,从而减少了建设时间,相对于其他快餐品牌来说变得更加快速和灵活。

在建筑和建造行业工作了十多年后,Betty Ting深刻体会到朝九晚五的繁忙日常生活。每天早上9点到晚上8点才能回家,这使她无法陪伴家人。晋升两个孩子的妈妈以后,她决定辞掉工作转向自由职业,但这意味着她每月收入不稳定,不能建立可持续的生活方式。
